The Situation
A homeowner near 2000 South in Syracuse discovered their laundry room and adjacent hallway flooded on a Saturday afternoon. A rubber washing machine supply hose — the original hose installed when the home was built 11 years earlier — had burst at the machine connection point while a load was running. Water had flooded the laundry room and spread down the hallway toward the main living area, affecting approximately 310 square feet of LVP flooring across three connecting spaces.
The homeowner shut off the washing machine valve and called Upkeep for water damage restoration and our crew arrived in 55 minutes.
The Problem
The laundry room sat above a finished basement and the hallway ran along the top of the basement stairwell. Moisture meter readings confirmed water had migrated through the LVP seams and saturated the subfloor in the laundry room, and had begun tracking toward the stairwell opening. Inspection of the basement ceiling below the laundry room revealed a wet drywall section approximately 18 square feet in area — water had found a gap around a plumbing penetration in the subfloor and dripped through to the basement ceiling below.
The basement ceiling damage was a secondary loss point the homeowner had not yet noticed. Documenting it at the time of inspection was important for ensuring it was included in the American Family claim scope.
What We Did
We extracted standing water from the laundry room and hallway and performed a full moisture map of the affected area using both a pin meter and thermal camera to establish the complete boundary before beginning any material removal.
On the main level we attempted floor mat drying on the LVP across the hallway and living room entry — areas where moisture readings were moderate. The laundry room subfloor showed readings too elevated for mat drying to be effective and the LVP in that zone was lifted to allow direct subfloor drying.
In the basement we removed the 18-square-foot section of wet ceiling drywall to expose the wet joist bay and allow it to dry from below. The drying system included:
- 2 floor mat systems on LVP in hallway and living room entry
- 3 air movers directed at exposed laundry room subfloor and basement ceiling joist bay
- LGR dehumidifiers — 2 units, one on main level, one in basement
- Twice-daily moisture readings across all zones on both levels
All materials reached target moisture content on day 4. The floor mat system successfully dried the hallway and living room LVP without requiring removal.
The Outcome
Approximately 230 square feet of LVP flooring was saved across the hallway and living room entry. The laundry room LVP and subfloor underlayment required replacement along with the basement ceiling section. American Family covered the full scope. We provided a two-level moisture documentation report that made the multi-zone claim straightforward for the adjuster.
