The Situation

A homeowner near Gordon Avenue in West Layton contacted us after a home inspection flagged elevated moisture in the crawl space during a pre-sale inspection. The report noted visible efflorescence on the foundation walls, moisture staining on the vapor barrier, and early-stage wood rot on two joist ends near the crawl space vent openings. The Problem

Crawl spaces in older Layton homes built before the 2010 International Residential Code ventilation updates are frequently designed with open foundation vents — a system that allows warm, humid exterior air to enter the crawl space in spring and summer, condense on cooler surfaces, and create chronic moisture accumulation. This home had six open vents and an undersized vapor barrier with multiple tears.

Moisture readings on the subfloor averaged above the threshold for secondary mold risk. Two joist ends had visible surface mold and early fiber degradation. The home inspector had flagged these as a material defect requiring mold remediation documentation before closing.

What We Did

We began with a full crawl space inspection, mapped all moisture zones, and documented conditions with photos for the real estate file. The remediation scope included:

  • HEPA vacuuming and wire brushing of affected joist ends
  • Application of EPA-registered encapsulant to all affected framing
  • Removal and disposal of the old torn vapor barrier
  • Installation of new 20-mil reinforced vapor barrier sealed at all seams and foundation walls
  • Sealing of all six crawl space vents as part of a conditioned crawl space conversion
  • Placement of a commercial dehumidifier to bring relative humidity to target range over 48 hours

Final moisture readings and a post-remediation inspection report were provided for the buyer’s file and the escrow process.

The Outcome

The home sale closed on schedule. The crawl space relative humidity dropped to target range within 48 hours of encapsulation. The buyers received a complete documentation package including before and after photos, moisture logs, and the remediation report. The wood rot on the two joist ends was determined to be surface-level and did not compromise structural integrity — a finding documented in our report for the closing file.
