The Situation
A homeowner near Antelope Drive in Syracuse, UT contacted us after noticing black spotting along the base of the drywall in their unfinished basement and a musty smell that had developed over the summer months. The basement was used primarily for storage and had no dedicated dehumidification. The homeowner had painted over a small area of visible mold the previous year without success — the growth had returned and spread.
We conducted a professional mold inspection and testing visit the following morning.
The Problem
The basement had no vapor barrier on the concrete slab and the block foundation walls were uninsulated. During summer months warm humid air entering through two operable basement windows was condensing on the cooler concrete and block surfaces, keeping the lower portions of the drywall in a persistently damp state. The relative humidity in the basement had been running consistently above the threshold for mold growth for an extended period.
Visual inspection confirmed mold growth along the base of the drywall on three walls — the two exterior walls and the stairwell wall — covering approximately 80 linear feet at heights ranging from floor level to 14 inches. Moisture readings confirmed the drywall paper was at elevated moisture content across the affected sections. Painting over mold growth without addressing the underlying moisture source had allowed the growth to continue behind the painted surface.
Because the mold had penetrated the drywall paper face in multiple locations, surface treatment alone was not sufficient — affected drywall sections required removal.
What We Did
We established containment at the basement stairwell with 6-mil poly sheeting and ran a HEPA air scrubber throughout the remediation to prevent spore migration to the upper levels of the home. Our mold remediation process followed IICRC S520 standards from containment through clearance. Per that protocol the scope included:
- Removal of drywall to 18 inches above the highest visible mold line on all three affected walls — approximately 120 square feet total
- HEPA vacuuming of all exposed framing, block wall faces, and concrete slab
- Application of EPA-registered antimicrobial to all exposed surfaces
- Application of EPA-registered encapsulant to all treated framing and block wall faces
- Placement of a commercial dehumidifier to bring basement relative humidity to target range
- Post-remediation air sampling by an independent industrial hygienist
We documented the two contributing moisture sources — the uninsulated block walls and the absence of a slab vapor barrier — in our report and recommended the homeowner address both before rebuilding the drywall to prevent recurrence. The Outcome
Post-remediation clearance testing confirmed spore counts within acceptable baseline levels. The homeowner’s contractor subsequently installed rigid foam insulation against the block walls, a 10-mil vapor barrier on the slab, and rebuilt the drywall. A permanent dehumidifier was installed in the basement as part of the rebuild. The musty odor was fully eliminated after the moisture sources were corrected. These steps are exactly what we recommend to prevent mold from returning in basement environments.
